Extended Rental Policies
(1) All applicants are required to complete a credit report authorization form. The fee for this service is $25.00.
(2) First month's rent will be prorated according to the tenant's move in date.
(3) A Security deposit equal to the monthly rental rate is due upon signing the lease (this cannot be used as rent).
(4) For those properties that allow pets an additional non-refundable pet fee is required starting at $150.00.
(5) Leases for our extended rental properties are normally six to twelve months. Upon expiration of the signed lease the tenancy will automatically be on a month to month basis. In all cases, 30-day notice is due prior to end of lease including monthly tenants.
(6) Rent is due by the 5th of each month. Rent Received after the 5th day of the month will be subject to a late fee of 5% of the monthly rental rate.
(7) The Tenant and landlord will do an initial walk- through of the premises prior to the tenant taking occupancy. An inspection sheet will be completed following the initial walk-through. Anything not reported will be the tenants responsibility upon move out.
(8) If the monthly rental does not include utility services, the tenant shall be responsible for establishing and maintaining service with the respective utility companies. These services must be established in the tenants name and may require a deposit.
(9) A quarterly inspection of the property by the landlord will occur. Due notice will be given to tenant to be present to do walk through. Walk through will be done without presence of tenant if neccesary.
